MDP worked with the client and builder to unlock a smarter, more efficient solution—delivering an uplift to 40 units, simplified construction methodology, and enhanced internal amenity. Our input provided a practical reset to ensure the project could move forward with renewed commercial confidence.

Design Approach

The reworked design retains the architectural clarity of the original concept—bold concrete forms articulated by smooth and sandblasted finishes, with lightweight cladding adding variation and depth. Adjustments were focused, not reductive. Elevations were refined, floor levels reworked to reduce excavation, and internal layouts improved for usability and light. The outcome: a functional, contemporary design made deliverable.

MDP’s role was to ensure that quality was not sacrificed in the pursuit of feasibility. We redesigned the warehouse modules to allow for an additional four tenancies—each with mezzanine offices to increase rentable area and market appeal. Reinforced concrete columns replaced load-bearing precast panels, simplifying construction and introducing flexibility. Floor-to-floor heights were optimised, while a strategic lift in ground floor level reduced excavation. These cumulative changes improved buildability and lease flexibility without compromising the project's contemporary industrial language—balancing cost, constructability, and client aspirations in a tightly coordinated documentation set.

Our scope was sharply focused: take an approved DA, resolve key pressure points, and prepare a 90% tender package for market reissue. MDP worked closely with PLUIM Group to ensure architectural changes aligned with services, access requirements, and vehicle circulation. This included re-coordinating door swing clearances, internal planning, and integrating car parking and service zones—all without compromising design clarity. Every line of the drawing set was informed by buildability. Delivered on time and within scope, the new documentation gave the client a viable project ready for tender—and a fresh path forward.
