Each duplex was uniquely designed to suit its brief. No.7 focused on streamlined construction and investment yield, while No.9 was a personal family home with higher-end detailing. Together, they represent an efficient use of a suburban block, delivering four generously scaled residences that feel independent and spacious, each with its own character and purpose.
Design Approach
The duplex at No.7 embraces a clean, modern aesthetic, prioritising buildability and efficient planning for the investor client. In contrast, No.9 showcases natural textures and thoughtful form, creating a warm and inviting family environment. This dual brief allowed MDP to flex design strategies that meet distinct needs while keeping approval and construction timelines tightly managed.
With construction commencing just three months from initial concept, this project exemplifies MDP’s ability to align great design with commercial outcomes. Delivered under Complying Development (CDC), both duplexes bypassed lengthy council approvals, enabling a faster start and smoother delivery process. Our designs maximised permissible GFA while minimising construction complexity—key to keeping the project viable. For the investor, this meant early market entry; for the family home, it meant getting into a customised residence sooner. A seamless collaboration with Harry’s Building & Renovations ensured strong alignment from documentation through to delivery.
Tailored Outcomes for Dual Purpose
This project was defined by a dual vision—an investment-ready duplex on one lot, and a long-term family home on the other. MDP worked closely with the client to ensure both outcomes were not only feasible, but optimised. No.7 was designed with clean lines, simplified construction detailing and open-plan interiors that enhance resale appeal. No.9 allowed for a more expressive architectural language—layered facades, natural tones and a commanding street presence. Though different in form and purpose, both duplexes maximise functionality, daylight and privacy, with each residence featuring generous interiors and quality finishes throughout.

From feasibility through to final design, we led the process with a sharp focus on GFA optimisation, liveability and streamlined approvals.
