Located within a heritage conservation area and adjacent to a railway line, this $37M aged care development is a study in contextual response and quiet elegance. Framed by lush landscaping and classic detailing, the facility blends into its suburban setting, creating a calming, almost residential impression on arrival—an intentional design move in line with the client’s vision for comfort and dignity.
Construction & Site Conditions
Beneath its polished exterior, the build required serious problem-solving. The team navigated constrained access via a steep, single driveway, managed excavation next to an operational rail corridor, and redirected council infrastructure bisecting the site. A phased construction approach allowed for early works, careful staging, and the delivery of a fully operational facility with minimal disruption to the surrounding neighbourhood.
MDP has been involved with this project since 2006, standing beside the client through every chapter—from early design to post-completion support. Gaining DA approval was no small feat, requiring patient negotiations with neighbours and council. Once approved, we supported the client through funding delays, consent amendments, scope refinement and eventually assumed the role of Project Manager after the original PM retired. The relationship was built on trust and transparency. Our role evolved as needed, reflecting our commitment not just to the design, but to seeing the project through.

Inside, the interior design by Hassell brings a refined hotel feel, creating spaces that feel welcoming and warm rather than institutional. Every material, viewline and threshold was considered with dignity, comfort and calm at the forefront.

We navigated years of delays, complex construction logistics and even legal proceedings—advocating for the client every step of the way.
