Originally presented to MDP in a critical state of project recovery, Edinglassie Stage 1 is a testament to our ability to transform a stalled vision into an award-winning reality. Faced with significant budget overruns and operational misalignments, we applied our uniquely informed approach to navigate intensive value engineering and complex site constraints, ultimately delivering a landmark outcome that earned the 2022 UDIA NSW Award for Excellence in Aged Care. This project stands as a benchmark for how technical rigour and end-to-end expertise can rescue a development, delivering a contemporary, non-institutional environment that prioritises human dignity and the lived experience of its residents.
A Mission-Critical Recovery
Initially engaged to peer review a project that was over budget and struggling to meet the brief, we led a team through an intensive value engineering process to bring the development back to viability. Following our successful resolution of operational and amenity planning issues, we were appointed to take over the design in full. By applying our end-to-end delivery expertise, we lodged the Development Application within three months and proceeded immediately to tender documentation, ensuring the project was successfully tendered within budget.
The design carefully negotiates a unique urban interface between a shopping center, a school, and a low-density residential area. To justify the three-storey bulk within this neighborhood, we employed a strategic architectural language that emphasizes the top two storeys while making the bottom level recessive. This approach, combined with the site’s natural landscape curtain of tall blue gums, ensures the building respects its context while providing a high-quality internal environment.

The interiors, also designed by our team, embrace modern styles and spatial arrangements that encourage residents to utilize communal living and dining spaces. By creating a self-driven "household model," we have overcome the traditional barriers of aged care to provide meaningful spaces that foster both community and individual dignity. The project’s success is evidenced by its full occupation and recognition as the winner of the 2022 UDIA NSW Award for Excellence in Aged Care.
